Know Thyself

You can't have the ideal property without the right financial capability and preparation.

Before the market, look inward. This is where you separate the two questions every buyer confuses: "Do I like it?" and "Is it the right buy?" Get clear on your why, get aligned, and set your non-negotiables while you're calm — not mid-campaign when emotion takes over.

Your Why

Your reasons define your strategy. Go past the surface answer — keep asking "and why does that matter?" until you hit the real driver. A clear why keeps you moving when judgement feels clouded.

Name the past story you're moving on from, then write the future you're moving toward. The gap between them is your real motivation — and your discipline when the process gets hard.

The past story — what's no longer working (too small, wrong location, lesser). What did it teach you?

The vision — new property, new future. Safety, security, longevity. The right house, right price, real value.

Non-Negotiables & Wants

Write your top three non-negotiables — the things you will not compromise on (e.g. bedrooms, location, the right price). List nice-to-haves separately. Each decision-maker completes their own, then compare.

Your SWOT as a Buyer

Be honest about where you're strong and where you're exposed. Do you enjoy negotiating? Dealing with agents? Auctions? Where you're weak is where you resource around yourself.
