You can't have the ideal property without the right financial capability and preparation.
Before the market, look inward. This is where you separate the two questions every buyer confuses: "Do I like it?" and "Is it the right buy?" Get clear on your why, get aligned, and set your non-negotiables while you're calm — not mid-campaign when emotion takes over.
Your reasons define your strategy. Go past the surface answer — keep asking "and why does that matter?" until you hit the real driver. A clear why keeps you moving when judgement feels clouded.
Name the past story you're moving on from, then write the future you're moving toward. The gap between them is your real motivation — and your discipline when the process gets hard.
Old Movie · Hindsight
The past story — what's no longer working (too small, wrong location, lesser). What did it teach you?
New Movie · Foresight
The vision — new property, new future. Safety, security, longevity. The right house, right price, real value.
Write your top three non-negotiables — the things you will not compromise on (e.g. bedrooms, location, the right price). List nice-to-haves separately. Each decision-maker completes their own, then compare.
Be honest about where you're strong and where you're exposed. Do you enjoy negotiating? Dealing with agents? Auctions? Where you're weak is where you resource around yourself.
A quick behavioural read. None is better — but knowing yours tells you where you'll wobble, and what to delegate. If pressure environments aren't your strength, get representation for auctions and negotiation.
Each square is a unit of your time and focus over the next few months. Shade the squares you're genuinely prepared to commit to searching, inspecting and acting. The market doesn't wait for procrastination — every month you delay, prices and competition move.
Make the purchase a defined goal, not a wish. Specific, measurable, with a target date.
For any sticking point — buy or wait, this area or that, auction or private treaty — work it through instead of stewing on it.
Tick what's genuinely true today. This is your green light to move to Step 2 — Finances.
