Steps 1–3. Nothing is offered, nothing is inspected — yet most of the result is decided here.
Three questions before anything else. Time-poor tells us the engagement shape — full service or negotiation-only. Coachable tells us whether you'll follow the Roadmap when the pressure arrives — and pressure always arrives. Value-aware tells us you understand that buying well and buying cheap are different things.
Two rules start here and never leave. The emotional-score rule: every property you like gets scored out of ten, out loud — emotion acknowledged is emotion managed. And the readiness gate: pre-approval in hand, deposit movable same-day, conveyancer and broker on the team before the hunt starts. Finance and tax specifics stay with your licensed broker and accountant — this step is about readiness, not advice.
One page, two columns of five. The non-negotiables drive the search. The deal-breakers drive the walk-away — and they're the more important list, because they're what stops a 9.5-out-of-10 swoon from overriding judgment three weeks from now. Write both lists before you've fallen for anything, and they'll still be telling the truth when you have.
By the time a property is on the portals, every buyer in Sydney has seen it. So every selling agent in the catchment hears from us — because off-market and pre-market stock flows to the buyers' agents the agents already know. That's how deals surface before the crowd arrives. And the hunt has a target: arbitrage — the bigger block priced off smaller ones, the boutique unit priced against the towers, the compliance discount nobody else will carry.
Steps 4–5. The evidence file and the relationships that make the offer land.
Each level corrects the one before it. The algorithms set the range. The heat map of weighted comparables narrows it. The physical inspection adjusts it — under the house with the moisture reader, water-testing as we go, roofline, compliance red flags. On one recent purchase the inspection moved our number from $1.275M down to $1.225M; we exchanged at $1.218M and the bank valued it at $1.28M+ a week later.
The output is the three tiers, set before emotion arrives: good value, fair value, walk-away. The walk-away is a hard ceiling — it is never exceeded, which is exactly why it works.
By the time we submit a number, the agent is already working with us: credibility established, expectations set, the small agreements already banked — on one deal the fridge, the balcony plants and the wall make-good were agreed during the inspection, hours before the offer. What the campaign learns about us, it learns on purpose.
The standing rule: every move is truthful. Tension is built from real evidence — reports, comparables, costed defects — never phantom buyers or manufactured urgency. It's a small pond, and reputation outlasts any single deal (NSW PSA Act s52 / ACL).
Steps 6–7. Where preparation gets paid.
Unconditional is a capability, not a gamble: the contract is reviewed and the 66W certificate issued before the offer exists, so we can perform on demand. The number itself is engineered, never rounded — one prestige unit was secured at $1,351,500: the vendor's benchmark plus $1,500, on the table for two hours on a Saturday afternoon, when every other buyer needed until Monday. Accepted within the hour.
And the terms do work that money usually does: deposit release for a vendor committed elsewhere, settlement timed to suit, inclusions written in. Solve the vendor's problem and you rarely have to pay for it instead.

Acceptance isn't a deal — exchange is. So the deposit moves the same day, the contracts exchange the same night where it can be done, and the gazumping window never opens. One exchange happened at 8:30pm on a Saturday, $10,000 already in the agent's trust account. Then the file closes properly: pre-settlement inspection, settlement timed to the client's money, and a debrief against our own fair-value mark — because every case file teaches the next one.
